At CosyBreaks Cottage Holidays we offer the finest selection of Holiday Cottages
throughout the West Country, including Cornwall, Devon, Somerset, Dorset and
Wiltshire. We are a family run business, based in the heart of rural Somerset
and have an extensive personal knowledge of the West Country. We are therefore
able to offer guests extensive information on where to stay, local attractions,
the best beaches, restaurants, local walks, etc.
We specialise in high quality, value for money cottages that have been carefully
chosen and personally inspected by our team to ensure they are comfortable,
relaxing and a home-from-home to ensure our guests’ holidays are as enjoyable as
possible. We believe holidays are precious and our mission is therefore to
ensure we try to help make their holiday one they will remember with fond
memories for years to come.
All our properties are inspected on an annual basis by our Property Inspectors
to ensure they meet our standards and that on-line descriptions remain accurate.
We pride ourselves on the standard of our Customer Service, both to property
owners and guests. We endeavour to provide a professional, helpful,
knowledgeable and friendly service and are always at hand to answer your
queries.

company we have an extensive personal knowledge of the West Country. Tourism is
a major industry in the South West and we are dedicated to promoting local

Effective Marketing and Promotion Campaigns
We have a
strategic marketing policy, using various forms of media to promote your
property. We keep our prices down by not printing a full colour brochure as we
feel the advantages of using the internet far outweigh those of expensive
brochures. We advertise in weekend national newspapers and tourist board
publications to ensure optimum exposure of our company and hence your holiday
property. We regularly monitor guest feedback to assess the effectiveness of our
advertising.

Our website is our main form of marketing media. We actively market through the
internet as we believe this is the most effective form of advertising media for
the holiday industry in the 21st Century. The vast majority of people now have
access to the internet and broadband has enabled faster and better internet
delivery. Market research indicates that the majority of people searching for
holidays now use the internet as their sole source, using it to search
specifically, to browse and to book their holidays on-line, hence why this is
our preferred media choice. Our website has been professionally designed to
enable ‘real-time’ searching, on-line reservations and various methods of
enabling guests to find their ideal holiday cottage, thus promoting your
property more extensively than any other media. We can upload a variety of
colour photographs showing interior and exterior images and to give
comprehensive descriptions so that your guests get a true feel for the property,
thus securing a booking.

Professional Service
Our professional and
dedicated team are committed to excellent Customer Service. We are always on
hand to discuss and offer advice on letting your property and to offer support.
We believe in regular communication with our owners and will thus contact you on
a regular basis to discuss your needs and any queries you may have.
Your property will be marketed to an agreed standard and payments for bookings
will be made promptly every month with clear straightforward accounts to help
you monitor your income. Payments will be made into your bank account on a
monthly basis and will include new deposits and rental balances, minus our
commission and VAT.
We can also offer advice on how to get the most return form your property,
property development, furnishings and rental levels, all to maximise your
bookings and your generated income.

Set-Up Fee, Registration and
Commission Rates
Because we are a small
family run business and do not incur expensive brochure printing rates, we are
able to pass on these savings to our property owners and to offer very
reasonable rates.
We charge an initial set-up fee of £120 + VAT. This includes the cost of our
initial visit to the property, any photographs we may take, the preparation of
the property details and the upload to our website. As a thank you for choosing
us as your letting agent we deduct this fee from the first booking we take for
you.
We charge an annual registration fee of £65 + VAT. This enables your property to
remain on our website for the season and for our administration.
Our commission rate is a very competitive 20% + VAT of the weekly rental for the
property.

Owner Information Pack
We produce a
comprehensive Owner Information Pack that helps you to successfully let your
holiday cottage. This includes useful tips on how to furnish and equip your
property, minimum requirements, cleaning and caretaking guidelines, health and
safety regulations, as well as details on payments, cancellations and the
procedure for owner bookings. Unlike other letting agencies we do not charge you
for booking your own property. All we charge is a small administration fee of
£20 + VAT to cover updating our website to ensure your booking is reserved for
you.

We can then arrange for one of our Property Advisors to visit your property,
without any obligation. We will provide you with an assessment of the
suitability of your property, including any changes that may be necessary and
our recommended rental band. We will then issue you with a contract and once the
details of the website description have been agreed we will commence marketing
your property.
